Ballpark Village Update

The St. Louis Cardinals have released the final plans for Ballpark Village, the 10 acre site north of Busch Stadium that has been planned since 1999.

Philly Live! Is Alive

Here is a another mixed-use project by the Cordish Companies that leverages the infrastructure, crowds, and events created by sports facilities and will no doubt be a destination of its own (See Ballpark Village post).  We are seeing several projects that are locating themselves near the energy and vitality of urban cores and specifically around sports venues where there is a steady stream of customers. Philly Live! is adjacent to the Wells Fargo Center  (Flyers, 76’ers) in South Philadelphia and within walking distance of Citizens Bank Park Stadium (Phillies) and the Lincoln Financial Field (Eagles).  
Billed several years ago as a 350,000 entertainment district, the project stalled out like so many others as the economy came to a grinding halt.  Although the hope is to build out the entire project, Phase 1 will break ground next month at the corner of South Broad Street and Pattison Avenue and include a 50,000 structure that will house a large sports bar (the largest in Philadelphia), restaurants, and retail stores.  A five star hotel as well as additional retail, restaurants, a movie theater, housing, and health club were part of the original plan.  When and if those components become reality is till up in the air.


The project was designed by the Design Collective (Baltimore) and master planned by RSM Design.

St. Louis' Ballpark Village Hits a Double

The long stalled St Louis Ballpark Village is apparently back on track after it was announced recently that financing and tenants are finally in place.  Planning for the development started in 1999 as a mixed-use development adjacent to the St. Louis Cardinals' Busch Stadium and on the site of the previous Busch Memorial Stadium location.  The project has hit many snags along the way including the loss of a major tenant in 2008 and then effects of the recession in 2009.

The project, originally a 10-acre development covering 6 city blocks lies in the heart of downtown St. Louis, near the historic arch.  The first phase of the project includes 225,000 square feet of office and 100,000 square feet of retail space, with an investment estimated at $155 million.  This first phase covers 2 of the original 6 city blocks.

The original plans touted nearly a $1 billion office and entertainment development that was to be an urban residential environment that included such destinations as boutique alley, restaurant row, live state of the art music venues, the International Bowling Hall of Fame and Museum as well as multiple residential towers that would overlook the ballpark. It is unclear if the entire development will be realized but clearly there is a lot of excitement that at least phase 1 is coming to fruition. 

The project is being co-developed by the St. Louis Cardinals and The Cordish Companies of Baltimore, MD.
